About these estimates

Each rate is quoted at the points typical for its loan. A national estimate, the same in every state. Each state's page moves it by what that state's borrowers paid, from the loans lenders report under the Home Mortgage Disclosure Act (HMDA).

An adjustable rate's APR assumes the rate resets to the fully indexed rate after the fixed years, so it sits about 0.75 percentage points above the starting rate.

The least certain of our estimates: its benchmark follows only 0.064 of each move in the 10-year Treasury yield, so it changes mostly once a week.
