10-year par yield from the U.S. Department of the Treasury's daily par yield curve rates.
How we estimate it
From the week's average prime offer rate (APOR) for the 30-year fixed, moved with the 10-year Treasury yield since, plus what 2025's FHA borrowers paid above it for each down payment, fees included.
The method in full
The estimate starts from the week's average prime offer rate (APOR) for the 30-year fixed, an annual percentage rate (APR) for a borrower with the best credit and 20% or more down. Between weeks it moves 0.861 times as far as the 10-year Treasury yield, as the 30-year fixed's estimate does: the fit of 182 weekly changes from Apr 10, 2023 to Oct 5, 2026, which explains a share of 0.792 of APOR's moves.
It then adds the median rate spread of 2025's FHA 30-year fixed loans of the same purpose and down payment: how far each loan's APR sat above the APOR of the week its rate was set, in the records lenders report under the Home Mortgage Disclosure Act (HMDA). The spread holds the fees and points those borrowers paid, so the APR is what they paid, fees included. A down payment of fewer than 500 loans takes the median of all its purpose's loans.
HMDA reports no credit score, so the estimate is the same for every credit score.
The rate shown is the note rate at 0.76 points, what those borrowers typically paid: 0.87 percentage points below the APR, which includes the FHA's mortgage insurance premiums.

About the FHA 30-year fixed
An FHA loan is insured by the Federal Housing Administration, so lenders accept a smaller down payment and a lower credit score than a conventional loan needs. The borrower pays for the insurance: an upfront premium, usually added to the loan, and a yearly one in each monthly payment. Both count in the annual percentage rate (APR), which sits well above the rate.
Our estimate starts from the average prime offer rate (APOR) for a 30-year fixed loan, moves it with the ten-year Treasury yield between weeks, and adds what FHA borrowers paid above it for each down payment, in the records lenders report under the Home Mortgage Disclosure Act (HMDA). HMDA reports no credit score, so the estimate is the same for every score.
